7. Custom Searches
1.
Detailed Search:
The detailed search is the most in depth search option available in
the YourMLSsearch.com() lineup. Our research shows that this is
the search option most commonly used by potential homebuyers. The detailed
search page contains a combination of maps and list menus that allow
the user to specify multiple, non-congruous geographic search areas.
For example, a user can specify two or more non-bordering counties,
or a combination of two or more cities in completely different search
areas.
The detailed search interface also allows a user to specify any combination
of the following search criteria:
* A combination of any property types
* A price range
* Minimum number of bedrooms
* Minimum number of bathrooms
* Minimum number of garages
* Minimum finished square feet
* Property built before:
* Property built after:
* Show only waterfront property
* Show properties with a fireplace
* Search only this brokers listings
* Show thumbnail photos with results
* Number of listings per page
* Any information in the database can be transformed into a search field.
Any of the search criteria listed above, including any interactive maps
and list menus of cities/areas can be turned on or off using a web based
administrative tool, on a per BRS basis. This allows YourMLSsearch.com()
to provide the highest degree of customization to each BRS. For example,
many smaller offices choose not to have the "Search only this brokers
listings" option, because very often they have few or no listings
in the database.

and 3. School District Search and School Search
The school district and school searches allow any user to search multiple
school districts or schools by using a list menu. This option is only
available for an MLS that includes school district or school information
in their BR/IDX data set. Like the detailed search, the school district
and school searches provide all of the following customizable search
options:
* A combination of any property types
* A price range
* Minimum number of bedrooms
* Minimum number of bathrooms
* Minimum number of garages
* Minimum finished square feet
* Property built before:
* Property built after:
* Show only waterfront property
* Show properties with a fireplace
* Search only this brokers listings
* Show thumbnail photos with results
* Number of listings per page
* Any information in the database can be transformed into a search field.

4.
Zip Code Search
The zip code search allows any user to search by up to 5 different zip
codes simultaneously. This allows the user to search multiple non-contiguous
areas based on zip codes. Like the detailed search, the zip code search
provides all of the following customizable search options:
* A combination of any property types
* A price range
* Minimum number of bedrooms
* Minimum number of bathrooms
* Minimum number of garages
* Minimum finished square feet
* Property built before:
* Property built after:
* Show only waterfront property
* Show properties with a fireplace
* Search only this brokers listings
* Show thumbnail photos with results
* Number of listings per page
* Any information in the database can be transformed into a search field.
5.
Address Search
The address search (availability based on MLS rules and regulations):
This search option allows any user to search by any part of a listing
address. The user can enter the street number without the street name
and return any listing with said street number. This feature allows
a homebuyer to search for a specific listing, even if they can not remember
the exact address. The address search also allows any user to specify
whether or not they want to see thumbnail photos on the results page.
6.
MLS Number Search
This search option allows any user to search by up to five MLS numbers
simultaneously. This search is most useful when a broker or agent wants
to target a homebuyer with specific listings.

Custom Searches- Custom searches are searches that contain:
* Filters
* Hard coded searches
* Different design layouts and search combinations.
Filters- YourMLSsearch.com() allows a BRS to create customized
search pages by using zip code filters, school district filters, county
filters, city filters and filters for any searchable field in the database.
For example, a broker wants to limit the searchable area of her YourMLSearch.com()
BR/IDX search engine; we can set up zip code filters based on a set
of zip codes for the desired searchable area. Custom searches allow
our customers to target the user with specific types of listings without
requiring the user to specify any criteria.
Visit: www.CBRedWing.com
to see a filtered search in action.
Hard Coded Search Criteria- YourMLSearch.com allows any
broker/agent to create unlimited custom hard coded searches. These searches
can exist anywhere on our BRS's web site in the form of a link, a drop
down field, a button or an automatic pop up window. This is accomplished
by imbedding specific search criteria into a URL. For example, if our
BRS wants to create a custom search for luxury homes (price range $400,000.00-
$1,000,000.00) located on the ocean with 4 or more bedrooms, the information
is hard coded into the search string URL. When the user clicks the link
for luxury homes, their request is automatically interpreted and any
listings matching the hard coded search are returned.
Some other examples of hard coded custom searches are:
* Featured listings: One click returns all of the BRS's listings within
a specific price range.
* View our Virtual Tours: One click returns all of the BRS's listings
with attached virtual tours.
* View My Listings (for any individual agent): Agent pages within the
BRS's web site pull up their own listings.
Visit: www.realtycorner.com
to see several examples of hard code searches.
Different design layouts and search combinations- YourMLSsearch.com()
allows a BRS to create one or more search pages that combine any of
the search criteria from above. Any aspects of the Detailed Search,
School District Search, School Search, Zip Code Search, Address Search,
MLS Number Search and Custom Searches can be combined to create a fully
customized search interface page. For example, if a BRS desired it,
YourMLSsearch.com() could generate a search interface page that
combined the zip code search field, MLS Number search field and the
entire Detailed Search page.

4.Virtual
Tour Display
This feature allows any BRS to link from the details page of a listings,
to their own, or an entire database of virtual tours, depending on
re-licensing agreements with the virtual tour hosts.
5.
Extended Listing Information Page (Availability based on MLS rules
and regs)
This feature allows YourMLSsearch.com() to automatically link
any Site Owning Broker (SOB) listing detail page to an Extended Listing
Information Page. The extended information page contains a combination
of listing data from the MLS database, mixed with the listing agent's/broker's
own comments. Using this feature, a BRS can add content to a listing
that would not normally be found in the MLS BR database. Most MLSs
allow a BRS to add and modify their own listings on the Internet,
and this is why this feature is limited to Site Owning Broker (SOB)
listings only.
6.
Image Gallery
Depending on the number of photos that are allowed per listing, there
are several ways that YourMLSsearch.com() search engine can
display photos:
* Thumbnail format- This format allows a user to click a thumbnail
view of a photo in order to enlarge it.
* Image Gallery format- This format opens several new pages to display
all photos at their full size.
* Slide Show format- This format incorporates all photos for a listing
into an automated slide show.
7.
Custom Forms
Custom Contact Forms are used when a user wishes to contact a BRS
from any portion of the YourMLSsearch.com() search engine. Typically,
the form is attached to the details page of every listing, so that
a user can request more information for the listing. The form automatically
incorporates the listing # and any other listing features into an
e-mail that is automatically sent to the listing broker, agent, or
anyone the user specifies.
